Your numbers
Financed amount: R$300,000.00
Mortgage offers usually quote the nominal rate first. Use the one written in your proposal.
That is 30 years.
The installment starts higher and falls every month, and you pay less interest in total.
Added to every installment, such as insurance and the administration fee.
Money put against the balance every month, which shortens the loan and saves interest.

How it was calculated
- SAC pays the same amount of principal every month, so the installment falls as the interest falls. Price pays a fixed installment, with little principal at first and more at the end.
- An effective annual rate is converted to a monthly rate by compounding. A nominal annual rate is divided by 12, which is how many mortgage offers calculate the monthly interest.
- The calculation does not include the monetary correction (TR or an index) that many Brazilian mortgages add to the balance, nor registry and appraisal costs. It also does not include the total cost (CET) of your proposal, so use it to compare systems and terms rather than to replace the contract.
- Extra amortization is paid after the installment and reduces the balance, shortening the loan. It is not added to the planned amortization.

How to simulate the financing
Step 01
Enter the value and the down payment
The financed amount is the value of the asset minus the down payment.
Step 02
Type the rate and the term
Choose whether the rate is effective per year, nominal per year or per month, and give the term in months.
Step 03
Choose the system
SAC has installments that fall every month. Price has equal installments. The calculator shows both side by side.
Step 04
Simulate extras
Add monthly insurance and fees, or an extra amortization, to see the term and the interest shrink.
What you get
SAC and Price side by side
First and last installment, total interest and the difference between the systems, without switching screens.
Extra amortization
It shows how soon the loan ends and how much interest you save by paying a little more every month.
Clear charts

SAC or Price: which one to choose?
In SAC the principal paid is the same every month, so installments start higher and fall along with the interest. In total you pay less interest. In the Price table the installment is fixed, with little principal at first and more at the end, which makes planning easier and costs more interest in total.
An effective annual rate is converted into a monthly rate by compounding. A nominal annual rate, the first one many mortgage offers show, is divided by 12. Use the rate written in your proposal and check the CET, the total effective cost, which gathers interest, insurance and fees.
This simulation does not include the monetary correction (such as the TR) that many financings add to the balance, nor registry and appraisal costs. Use it to compare systems and terms, not to replace the contract.
SAC or Price: the comparison in one example
A loan of R$300,000.00 over 360 months, at 11% a year (effective rate), with no insurance or fees.
Under SAC the amortization is the same every month, so the installment starts higher and falls over the contract, and the total interest is lower. Under Price the installment is fixed and starts lower, which helps the budget at the beginning, but the total paid is higher. The calculator compares both systems with your numbers and shows the full schedule, month by month.

|---|---|---|
| First installment | R$3,453.71 | R$2,740.07 |
| Last installment | R$840.61 | R$2,740.07 |
| Total interest | R$472,978.26 | R$686,426.00 |
| Total paid | R$772,978.26 | R$986,426.00 |
Frequently asked questions
Which is better, SAC or Price?
SAC usually costs less interest in total but needs higher first installments. Price has a fixed installment that is easier to fit in a budget, with more interest over time. The calculator shows both.
What is the difference between nominal and effective rate?
The effective rate already includes the compounding of interest: 11% a year is about 0.87% a month. The nominal rate is divided by 12 to get the monthly rate. Use the one in your contract.
What does the extra amortization do?
The extra amount is paid after the installment and reduces the balance, which shortens the term and saves interest. The calculator shows how many months and how many reais you gain.
Does the result include insurance and fees?
Only what you type in insurance and fees per month. Monetary correction, registry costs and the appraisal of the property are not included.
Can I take the table to a spreadsheet?
Yes. The download button creates a CSV file with every installment, with a semicolon separator and decimals in the format of the page language.
How do I calculate the installment of the Price table?
The fixed installment is the amount financed multiplied by i and divided by 1 minus (1 + i) raised to minus n, where i is the monthly rate and n is the number of installments. At the start of the contract most of the installment is interest, and the amortization only grows with time.
How do I calculate the installments of SAC?
The amortization is the amount financed divided by the number of installments and stays the same every month. The installment is that amortization plus interest on the outstanding balance, so it starts higher and falls every month.
